Is pandemics a nail in the coffin for mall-based retailers?

I just read an article with some interesting observations why consumers skipped the shopping malls and shopped at our off-mall competitors instead during the lockdown. Even before the global health crisis we could see that trend. I wonder if we can be optimistic when analysts predict that retailers that put up big numbers will continue to benefit from the struggles of others?
