Well HyVee has been unloading a lot of properties in the last 4 years. Trust me when I say this. HyVee has a cash flow issue. The original idea was to unloaded for cash flow to expand down south. Well long story short HyVee isn’t doing well so they ended up using that extra cash to keep HyVee going. That’s why we haven’t expanded south because we are in financial trouble.

Its a way for the Company to get Cash upfront and instead of out right owning the property they make lease payments. Topeka 1658 Did this years ago maybe 6 yrs after they opened the store. Sometimes the company that buys the properties are owned by the selling company and or have a larger stake in the buying company. It was my understanding that the Money from the sale would Bank roll a store that wasnt performimg very well like Topeka back then. Topeka was losing 2 to 3 million each year and for the first time last year actually made money in 14 yrs of operation. Not sure if they made money this year since I left but was told this by the first Store Director Shawn Brown about the selling property and lease payments we pay. Alot of companies do it so nothing really big unless the unloading a large chunk of properties and in that case it signals the company needs cash flow and there is an bigger issue.
