@Varys, you are super close on your conjecture. 220/224 will get razed. It is part of a project I am on. The data centers are moving and will no longer be in MN period.

Break up the property and sell it off piece by piece just like the rest of the company. Gotta keep raising cash to pay off those litigation expenses and plaintiffs. Marvelous run we’ve had the last 5 years under MR’s leadership.

They'll tear down most or all of quad. Buildings are terribly dated. They have asbestos. They were talking about a partner ship to build new tower and then lease space for headquarters. Also, it would be a stop for the light rail.

Convert buildings to shelters for our most vulnerable homeless people.

Develop what’s left of the property with a strip mall and police department.

The strip mall would have a bus stop, light rail service, grocery store , and fast food restaurants.

I am confused about this post. What happens to mmm center bc WFH? Because of the spin off? Or as a result of parentco failing eventually?
I think all of those would warrant a different response.

Well...

Most of the lab buildings are not even close to meeting building codes anymore, so I suspect they will be razed. Nobody would even take those for free given the maintenance cost to bring up to code. That gets rid of 218 complex and 251 complex for sure. 201, 230, 235, 280, and maybe 236 are the keepers of the much smaller future 3M labs. The future 'pilot building' (290 last I heard a number) that was being planned is very much in doubt. If the pilot building gets built, then parts of 236 move there is is razed as well. If not, 236 stays put.

Short term I think HC stays in their 3 buildings (260, 270, 275). I don't know about longer term. If HC moves, I suspect those buildings are also leased out or sold.

I could see half of the quad becoming leased office space. 3M won't need that much office space ever again. Based on moves so far, I suspect 3M will keep 220 and 223 while leasing the other two. 216 stays 3M I think. 255, who f'ing cares.

The data centers I think will get sold to a co-location firm and 3M will stay a major tenant. Having two data good sized data centers so close to each other, but far enough apart that it would be hard for nature to take out both at the same time has some value.

As for the land - some apartments and light retail as good a bet as any. Look what is happening all around town and you get the gist. Apartments/Condos with retail shops on the first floor.

What buildings did I miss?
