So they really are going to lease out parts of campus?!?!? This seems so dang d-mb, but with remote/hybrid who the heck knows. Or is this like the start of leaving Oregon?

If this is your biggest concern then you should take a wider look around.

nike has lots of buildings outside of the berm but within the bvtn and hillsboro areas, also offices downtown. those buildings remain empty for over a year and the plan pre-covid was to bring more people within the berm anyway, also wd&c needs something to do by constantly remodeling and shuffling/displacing people in buildings every year or so
I hope Oregon becomes like Romania. Romania is currently experiencing the fastest post-pandemic growth in Europe.
Maybe try a different analogy?
Nike just spent close to a billion dollars building out the campus. In addition many employees have roots in Oregon and would be unwilling or unable to move. Not to mention the company itself is inextricably linked to Oregon.
I would take rumors of “Nike is leaving Oregon” with a massive grain of salt.
At some point soon, Nike will begin leaving Oregon.
Oregon is a Blue Lost State, now is the time to grab some alternative real estate in States that are not going to become Romania.
But a new high on the Stock today, so PHK can afford the move.

Nike owns & leases a ton of property around Beaverton....they would clear those way before leasing out campus :-).
