Tempe Building Plans??

What is the plans for the Tempe building? Are they still planning to close the 1207 Building and tear it down or what is the latest update?

Brought in 2 truckloads of brand new couches the other day and wheeled them into the 1207....

@aab Environmental hazards??? Groundwater remediation??? Really?? After the issues at Engines and the remediation there, do you not think they have already done soil/water sampling? They also had to do a phase 1 environmental assessment prior to trying to sell the 1207. I’m sure you know what that is, right?

The latest plan is completely shelved / on hold for the foreseeable future. I think this is the 5th(??) time this has happened. They had talked about moving everyone out of 1207 and putting people in Sky Harbor / Engines / Deer Valley then knocking down the 1207 building cleaning the environmental hazards that have seeped into the ground and then selling it off as “clean land” for someone to build on.

Couple of hiccups along the way.

  • Pandemic hit and Engines facility got taken over by SPS to make masks ... so no room at the inn there.
  • costs of renovation to Sky Harbor and then moving everyone across town would have to be paid for by Aero in the middle of RIFs
  • Knocking down a 6 story building would cost millions of dollars that Aero / Global Real Estate don’t have.
  • groundwater remediation would be incredibly interesting since the facility has been around for decades ... no clue how much more $$ that would cost
  • buyers ... uh the only people buying real estate now are condo developers... who would want to buy a site overlooking the rest of the Tempe site? Can you imagine the brochure for that condo? Nope me neither
  • competition... uh, did anyone look out the windows to the west and see the 50 acre parcel of land that is already cleared and available for sale? You’d have to do all of the above just for parity with the empty lot next door ... so what exactly is the ROI of spending all the $$ above?

End result is that it’s shelved and likely to be thought of again in 2 years before it’s again shelved for the 6th / 7th / 8th time.

In the meantime if people are staying in the building and if we ever want customers to come visit again in the future, the old facilities were ... disgusting and pathetic come to mind. So they are doing what they can to renovate while people are out of the building. (It helps that MM predecessor TM is now in the building and has to use the same disgusting bathrooms... I’m sure he’s had some influence in the decision to renovate).

I’d give it about 2 years and then we’ll go through this again.

If they are still going to tear it down I don't understand why they spending money remodeling the bathrooms.

Certainly needed it but with a lot less folks why wouldn't they just move people sooner after we start having to go in?

I figure I'll just go with the flow.......
