1400 or 1500?

Which tower will be the first sold? I imagine 1500 as it is quite a bit smaller.

Umm, we left the Allen Center like two years ago, but huge consolidation will occur with the new work style.

Likely we will eliminate rental offices at the Allen Center and Continental (United) Tower, close the Noble offices, and relocate into 1400/1500. Also, the trading floor is being expanded to a larger footprint.

Be glad you don’t own any of the downtown restaurants or tunnel places. Imagine those must all be dead and gone by now. A lot of them didn’t seem to do very well even with 5000 hungry employees per day streaming past.

Are we still paying exorbitant rents at 1600 for that substandard building with no proper canteen (just a dodgy Indian deli and a fat guy with a couple coolers of rice and beans)?

@8eyf+19X0pRxH. I heard that the incoming Noble employees will eventually relocate to 1400/1500 during the next restack. An optimistic estimate of six months was given. We have more than enough room to accommodate them. It makes no sense to maintain the current noble building in the long run.

After I was laid off I took my severance and got a house in Sugarland with a pool. I always hang out here with the employees who have no life. It's been a blast.

You can get a newish 4000 sq ft home with pool in Sugarland for about $400,000. Same home in Danville would be $3 million...

The San Ramon housing market it at an all time high with city dwellers flooding in to work from home with great schools and quick access to Tahoe. People will sell for $1-3 million for a four bedroom and buy in Houston for peanuts.

Most of San Ramon is relocating to the former Noble offices. Better quality of life on the north side of town with the Woodlands and cypress area providing easier commute and amenities.

Office space won’t ever be substituted for work at home. Productivity and business is controlled and grown in offices, not employee’s homes.

Houston has the highest downtown vacancy of any major city in the country - 24%!! And it will rise to over 50% in the next year. You couldn’t give away an office tower there. Look at the empty Exxon building across the street for five years.

Houston downtown office space vacancies are set to soar, like every other urban center, with work from home permanence. Houston already had way too much vacancy downtown. Terrible economic situation.

I think @1dbl is more correct than not. But Chevron wouldn’t sell 1500 if they can get all their staff into 1400. They’ll rent out 1500 before selling it. That property has an almost priceless value.

Silly question as it will not happen, they are bringing everyone to Houston from San Ramon and Richmond Technology in the next 2 years, so most office spaces that are empty now in downtown will be filled.

With work from home and hot desks/cubes, space requirements will be minimal. Seems like the San Ramon campus may be sold as well. Nobody will want the office space - they should turn in into condos or an old folks home. Wirth Manor. Geagea Arms.

Personally I always like it better when it was just the THP and Tower buildings. Enron 'circle' way overrated and offices with shower door sliding glass lame. LOL. That said, more problems at 1400 building over the years. BTW, not too long ago they were going to build one more on new property on old YMCA...
