Do you think Verizon will keep all the locations with CO’s? Or could they and lease the space back?

I’ve never seen a CO in a leased space or leaseback arrangement that was ONLY a CO. I’d speculate those properties are lower on the list of assets to spin off. It’s hard to make them into anything else if the tenant leaves. A windowless, brick building with almost no interior walls and severely outdated bathrooms. No diverse carrier landings like a data center to lease to a third party if tenant splices cable to cut through to another office and leaves.

The exception being data centers that also happen to house CO equipment. I haven’t specifically seen an example of this at Verizon, but AT&T had a lot of IDCs (Internet Data Centers), some of which had a floor that was a CO - such as 3175 Spring St in Redwood City, CA for example. 1st and 2nd floor data center and 3rd floor was CO. Building spun off to Evoque in the 2019 deal.

Actually, many of the CO’s are in prime locations. Like the centers of most towns.

They are probably the cr-ppiest buildings around, at least the ones I have been in. They seem almost vacant and falling apart. Probably haven’t even tried to maintain them, toilets broken, ceilings collapsed,paint peeling . 🤮

COs are old dilapidated buildings in the worst part of town for the most part...If there was any money there they would have been sold off long ago ( like cell towers)

@OP I meant to say.’ they cannot sell them because of the equipment, but perhaps they could and lease back the properties.?
