Developer blasts Charlotte's sluggish return-to-office rate

https://www.bizjournals.com/charlotte/news/2024/11/21/return-to-office-developers-john-barton-northwood.html

Unlike the movie Field of Dreams, if you build it we're not guaranteed to come. If you build it in this economy with a long track record of employees leaving downtown in favor of WFH, you really need to adjust how you determine the actual need for more corporate offices.

Predatory, I agree. You have to be a complete id--t to think that more office space and small business space will attract clients and other industries. I wouldn't doubt if the developers are backed by the city in two ways, tax incentives and bonds that are paid for by the residents. Anyone with an ounce of common sense should have the ability to look at CLT and realize that building anywhere in the CLT metro is a waste. In the past 10 years our population in Mecklenburg County rivals SFO. don't hold me to this, but I believe I heard that we are slightly larger.

Aside from the financial services sector, where do people work? We have no industry that rivals the banks. Should the banks decide to move, we are sc--wed.

What development uptown? There used to be places to grab lunch uptown. Monarch Market is not the answer. They have a lot of small food for a $20 lunch. The developers drove the Showmars and franchise restaurants (Subway, Jersey Mike’s) out of town and they haven’t replaced most of them. Just a lot of empty storefronts.

Clt parking is so expensive and unlike NYC (for example) the majority drive in to work bc our public transportation is lacking. It adds 3 hours to my day to commute in to clt plus gas and $16-$24 to park (daily). All to sit in a completely open environment where I can't get chit done bc everyone is on calls, all day. It's literally like working in a call center and I'm a private side developer. People shouldn't see the data on my screen nor hear my calls. Pretty impossible when you sit 2 feet away from people surrounding you and those ginormous monitors everywhere.
Bofa really needs to stop wasting money on the consultants' opinions and start listening to the ones that actually keep the lights on.

Downtown Charlotte has nothing to offer the public in regards to entertainment or culture. Sure there are a few restaurants that offer a unique atmosphere and meals that you can walk away feeling full. Primarily, most offer expensive meals that are tiny, expensive, and resemble art.

No museums or historical places. We're probably the only city in the nation that has a teapot museum. That doesn't qualify as a museum. Planning on living downtown? Expect apartments that are overpriced, tiny and geared towards young singles.

Development downtown is a waste of money.

The Charlotte site would be at the bottom of the list of BOA sites that set an example for in office compliance.

Oh, those spoiled workers. Don't they know their purpose is to help a property developer meet the targets on his spreadsheet?
