Anonymous150463 - most houses are sold during the last week of July and first week of August. ADOM (days on market) in SD is typically around 50 days, if you do the math, your best bet for listing is probably late April or early May... My 2 cents.
phuk! you posters are pathetic! anyone who has lived in SD knows the market is extremely soft once school starts. you want to sell your house? put it on the market late February thru May. that's THE market. outside of that timeline, expect it to sit for some time. better yet, outside of that timeline, put it up for rent and relax. Pathetic!

(1) It takes longer to sell a house after Labor Day. Most families don't want to move when their kids are still in school. (2) International markets are still in a state of flux. People don't know how it will affect their ability to buy and/or qualify for a mortgage. Some people who might otherwise buy may also be worried about their jobs. (3) If your current Realtor's claim to fame is knowing the market for technical people, that may be the problem--because people in other fields are better situated to buy right now.
