Is 4s Ranch good location for investment properties since you pay Mello-Roos?

I have done the math. 4s 3br rental is around 2500. Unless you buy with 50% cash, cannot cover all expenses and turn a profit. So it is not a good investment. Buy out of state. Visit biggerpockets.com and read.
