No I don't do multi units especially in the south. Appreciation isnt quite there, and doing a complex with more than 8units would most likely require me to hire an on site property manager, which is a pita. Lived in Austin for about 4 years, it sucks dude. It's nice first 3 months, after that you'll experience that first 110F with 2000% humidity and you will be sorry you are alive. You will beg for mercy from weather gods, but no mercy will be delivered.
I bet $20 bitter-landlord will brag about the multifamily condos he owns in Austin and how he made a kill during Y2008 sub-prime crisis
See if maximizing money isn't your main concern. There isn't a reason why you can't find a startup in SD if you are reasonably competent. The pay might not be the best but it isn't worst.
