Price keeps going up. My take home pay keeps going down. My taxes are ridiculous with no deductions. And 10years+ renting, I still haven't built any equity. When am I ever going to be able to get out of the rat race and have a home that is owned free and clear? I am really worked about my retirement.

You may work in an expensive area of CA, but you don't have to buy a house here to realize the tax benefits. If you think you might ultimately like to live or retire to a place like AZ, CO, TX, NC, or any other state with a growing tech industry-- but lower housing prices, buy a house there. Use it for family vacations and/or as a rental.
