If you are a W2 upper middle class wage earner, you will most likely pay much more taxes under Trump than currently under Obama. Trump's major proposals include capping mortgage interest deduction and eliminating Head of Household credit, and raising capital gains taxes on higher earning people.

So, those of you taking a lump sum payment on your severance this year, might not be such a bad thing. It most likely will be much higher starting in 2017.

I've been selling some of my stock this year to lock in historically low capital gains taxes on my LT and short term gains. I don't think tax rates of individuals are going to go lower in 2017 unless you're talking low-middle class incomes.

@uzk Trump is not Prez and may not be one. Inauguration on Jan 20 is far and a lot can happen between now and then.

Many of us .. without debt .. credit score 800+ can afford to buy home with cash but we don't .. I rent in a luxury gated rental community surrounded by affluent professionals - doctors, dinks, lawyers, entreprenuers....i know most of them could buy a home if wanted to.

There are more advantages to not owning than being stuck in a place. If earthquake or disaster hits, I won't be crying😭 over a owned home or rental properties, being homeless or in FEMA camp ...I'll just pack my emergency things in my luxury SUV camp somewhere or move into diff rental.

The other thing that's nice is that Trump will be deregulating banks very very soon.. That' great news for all of us that have been racking and stacking up homes we bought as REO's and short sales during the Great Recession, when the idiots in this country had overleveraged and took out exotic loans (like ALT-A stated income loans) to buy properties they really couldn't afford with loan terms they didn't understand or could afford.

Right now, a lot of people can't qualify to own...So that naturally puts a lot of demand on rentals. BUT, when trump economy does relax banking regulation, banks will end up doing what they are so good at...Creating the most crazy loan products and offering them to the most financially illiterate people in this country, so that they can once again, take out an an exotic loan product, to once again buy a home at a highly inflated (now above peak) prices....Because obviously, the way it works in this country is, affordability is defined in terms of "minimum monthly payments"...Forget about compounding interest, or negatively amortizing loan products (which is why a lot of people ended up losing their homes)... As long as people can make the "minimum monthly payment" (just like on a credit card), it's "affordable"....Lol.

The availability of easy financing (which is where we are headed again)... that might put pressure on the demand for rentals, but that would also be a great time for landlords to sell their rentals at a hugely inflated price. It's been a great run milking tenants all these years, and you can laugh all the way to the bank when you do sell your homes you picked up during the great recession at 35-40% off at above peak prices, when these morons, using their easy money loan, ends up overpaying for the right to be a homeowner....again.... then patiently sit and wait for these same morons to fall behind on their loans, and buy those homes back a few years later at the 30-45% off discount when it is sold as a short sales or REO, just like in 2008/9.....

It's funny how things tend to repeat every decade....I guess you have an entire new set of gullibles that either has forgotten what happened to the previous gullibles from the previous decade, such that they end up making the same mistakes as the previous group did...

Now it would be different if you're in a blight infested place like maybe in some rustbelt area where job scarcity, opportunity scarcity is rampant. BUT, why would you want to be a landlord in a depressed area?

Reset means a depression but reset doesn't mean a new currency. There is no need for a new currency. The dollar will be devalued.

India was a cash society. An economy which is not digital just got financial apartheid. Being controlled by small government minority. Rupee got hit by cash ban. As global crisis expands, India stays at top of list of very bad ramifications.

-egg. Of course they have a choice to rent from someone else, but I am sure that they will end up paying more if they did elsewhere. Afterall, I'm consistently below market price so I'll still have a clear advantage over everyone else. Plus, if everyone else's costs are going up, they are going to end up raising prices too. And given that home prices are still unobtainable for most people in this country, it's not like they are going anywhere. Sure, they could try to move to a "lower cost area", but the tradeoff is perhaps those lower cost areas end up costing more in time/money to commute, and scarcity of availability of jobs close by.

Higher taxes are great for everyone...Except not when you end up having to pay your fair share too. lol.

Well, since my operating costs will be going up, I think I'm going to raise my prices for my rental properties. I've been consistently renting my properties slightly below market price, but I guess I'll just pass on more my tax increases on to my tenants. After all, if anyone's quality of life is going to be reduced, it certainly won't be mine.
