Probably the same reason he left Up North and settled on a private island with its own police force. Because everybody loves him.
The point is that he spends only a few hours a year @ HE. He could fly one time on a one way ticket and stay in Chicago. He doesn't want to though.

Eddie doesn't come to the Sears headquarters because it isn't his main focus. He is primarily interested in supporting his hedge fund. Sears is just the cash cow whose teet he has milked dry.
What possible benefit would result from ESL showing up at HQ?
